Multi-unit exteriors bring their own constraints: shared walkways and stairs stay in use, balconies hold the residents' own furniture, and the parts most exposed to sun and rain — fascia, railings, stair rails — are the parts that fail first.
How this kind of work is done
Mayda's exterior sequence starts with a pressure wash, which takes off dirt and the weathered surface layer and gives the first honest look at what is underneath. Masking follows: balconies, railings, glass, planting and walkways. Walls take a mid-to-high grade product chosen for UV and sun resistance; fascia, frames and rails — fully exposed — take the best coating available, because that is where the extra money buys years. On this coast a repaint of this kind holds its appearance for three to five years.
