What we found

Concrete block drinks coating: the face is porous and the mortar joints more so, so coverage is a question of product and application rather than of adding coats. The steel roll-up door and the metal fascia are a different surface again, and the colour break has to land exactly on the joint line if the frontage is to look deliberate.

How this kind of work is done

On commercial exteriors Mayda washes first, then works surface by surface: block, metal, frames and doors each take the product suited to them. Walls take a mid-to-high grade coating chosen for UV and sun resistance with some water resistance, while the fully exposed parts — fascia, frames, doors — take the best available. Where an elevation goes above ladder height, the access is arranged before the coating is discussed, because it sets both the schedule and how much can be reached in a day.
